Tenancy Deposit Protection
Tenancy Deposit Protection was introduced early in April 2007, it was designed to provide protection to tenants from unscrupulous landlords unfairly holding back the original deposit. The scheme only is applicable to Assured Shorthold Tenancies.
In brief the Tenancy Deposit Protection ensures tenants will receive all or part of their deposit at the end of tenancy. Any disputes between the landlord and tenant can be resolved much easier, landlords who hasn't protected the deposit could be liable to pay back three times the deposit.
Within 14 days, the landlord or agent must provide the tenant details about how their deposit is protected. This must include;

  • the contact details of the tenancy deposit scheme
  • the contact details of the landlord or agent
  • how to apply for the release of the deposit
  • information explaining the purpose of the deposit
  • what to do if there is a dispute about the deposit
