Pre Tenancy Inventory
After much deliberation and thoughtful consideration, if you are still having difficulty making up your mind whether to purchase a property for sale in London or if a rental or lease on a property would do, then we suggest you go for renting or leasing the property instead. This is especially practical if you are only in London for a short period of time. Prior to moving in, you should have the property checked by a reputable Property Inventory company to protect both yourself and your investment.
Following our initial visit we will provide a detailed report within 48 hours. The Inventory document will be emailed to you in a pdf format. The document will be a detailed list of all areas of the property including gardens and out buildings if required. The document will be a comprehensive Inventory of the contents, furnishings, fixtures, fittings, condition of walls, woodwork, floors, carpets, paintwork, lights, windows, radiators and more. The document is then agreed by the landlord and tenant. Under new legislation, tenants deposits should be protected by a regulated agent. The Tenancy Deposit Protection is applicable to all assured shorthold tenancies when a deposit is taken. This is to provide protection for tenants and ensure their deposit is not held back unfairly.
Tenancy Check In
When the tenant begins occupancy the Check In will be carried out. Our Inventory is checked and agreed with the tenant, keys are handed over and meter readings are taken and photographed. We will walk the tenant through the property highlighting any issues. This sets the standard that the property should be maintained to.
Tenancy Mid Term
This is an inspection carried out at during the tenancy to ensure the condition of the property is being maintained and well looked after. This is normally carried out with the tenants present at a time convenient to all parties.
End of Tenancy Check Out
The Check Out report takes place when your tenants move out. The Check Out compares the condition at the end of the tenancy to that on the inventory. Each room in the report will have an overview and a detailed description of any changes that have occurred in the property. The report also notes final meter readings, compares keys returned to keys provided at the start of the tenancy and takes forwarding contact details for outgoing tenants if possible.
